Booking and payment

The booking is confirmed when the deposit (50% of the total accommodation price) is paid by the due date of the invoice. The final payment must be made no later than 8 weeks before the start of the stay. If the reservation is made 8 weeks or less before the start of the stay, only one invoice will be sent: the full amount of the reservation will be paid immediately, by the due date. The invoice will be accompanied by information about the accommodation and driving instructions, including information about handing over the keys.

Cancellations

Cancellation must always be made in writing to . The cancellation fee is 250€. If you cancel your reservation less than 60 days before the start of the rental period, you will be charged the full price of the accommodation. The reservation will not be cancelled automatically if the invoice is not paid, but the customer must cancel the reservation in writing. The cancellation is considered to have been made at the moment the cancellation is received in writing by the owner.

Right of the owner to cancel the reservation

In case of force majeure or an event beyond the control of the owner (e.g. fire or water damage), the owner may cancel the reservation. In this case, the customer is entitled to a full refund of the rent paid.

Handing over the key

Check-in and key handover instructions will be sent to you by email before the start of your stay. The owner is entitled to charge for the costs incurred due to the loss of the key (e.g. rekeying of locks and new keys). For a lost key we charge an additional fee of 50e per key. We check the number of keys at the sites after each customer.

Staying in a resort

The holiday home is available from 17.00 on the day of arrival until 11.00 on the day of departure. The price of accommodation includes pillows, blankets, basic utensils, water and electricity, firewood, toilet paper (2 rolls/toilet), paper towels (1 roll), dishwasher tablets, washing-up liquid, hand soap, sauna toiletries.

Linen and towels

You can bring your own bed linen and towels or rent them at an extra cost.

Final clean-up

Final cleaning is always included in the rental.

Although final cleaning is included in the price, the customer is expected to hand over the accommodation after normal occupancy, i.e. with furniture and equipment in place and intact, rubbish removed and dirty dishes in the dishwasher. The owner and the caretaker of the accommodation are not responsible for any items left or stored in the accommodation. Smoking is strictly prohibited! In case of smoking in the accommodation, we will charge the cleaning costs (min. 300€). The renter is not responsible for any allergies or other problems caused by unauthorized smoking or animal dust. The use of a bath barrel on the holiday property is prohibited. The use of tents, caravans and caravans on the holiday property is prohibited.

Damages

The customer is liable to pay directly to the owner for any damage caused to the accommodation or its contents during the rental period, whether intentional or unintentional. Any damage caused must be reported immediately to .

Termination of the lease due to a disturbance or incident

If, despite a warning from the owner of the accommodation or their representative, the guest does not stop causing disturbance or danger to others on the same or neighbouring property, the owner of the accommodation or their representative has the right to terminate the tenancy immediately. The costs of the above measures will be charged to the customer and the rent will not be refunded. The costs of these measures will be charged to the tenant.

Occupancy

The accommodation may not be occupied by more than the number of persons indicated at the time of booking.

Notes

Any comments or complaints about the equipment and condition of the accommodation should be addressed to the caretaker or directly to the owner of the cottage as soon as they arise during the holiday. If, during the rental period, the client has not contacted the caretaker or the owner of the cottage about any deficiencies, the client loses the right to any compensation. The owner of the cottage is not liable to compensate the customer for any damage or expenses caused by natural conditions, insects, moles, unexpected weather changes, construction work on neighbouring plots, possible changes to equipment, problems caused by third parties (e.g. water, electricity or road breaks).
